Bozzuto’s first development in New England bridges Quincy’s past with its future
North Quincy, MA – September 30, 2019 – The Bozzuto Development Company, along with Atlantic Development, Northwestern Mutual, and the Massachusetts Bay Transportation Authority, today celebrated the groundbreaking for The Abby – a new, dynamic mixed-use community that celebrates and honors the area’s rich history, while meeting the ever-evolving needs of its residents. Located at the MBTA North Quincy Station, The Abby will consist of three connected buildings highlighted by 610 luxury apartments and 45,000 square feet of retail.
To honor the official start of this transformative community, Bozzuto’s first in the New England region, Governor Charlie Baker, Mayor Thomas P. Koch and Representative Tackey Chan joined The Bozzuto Group at the site of The Abby today to celebrate the start of construction. The ceremony included the official unveiling of the building’s name, an homage to former First Lady Abigail Adams and her family’s legacy in the Quincy area, further serving as a symbol of the development’s linking of past and present.
“We are excited to have reached this key milestone on The Abby and to be providing the North Quincy community with high-quality residential and retail opportunities that make great use of the adjacent Red Line station,” said Toby Bozzuto, President and CEO of The Bozzuto Group. “Given the monumental role this area and its residents played in our nation’s founding, it’s incredibly fitting that The Abby is Bozzuto’s first development in the region. We look forward to The Abby’s involvement in North Quincy’s next chapter.”
Directly connected to the MBTA North Quincy Station and one mile from I-93, The Abby offers an attractive location for young professionals, graduate students and empty nesters seeking high-end living who wish to forgo high Boston rents without sacrificing proximity. The Abby is less than 25 minutes from Kendall Square and just 15 minutes from South Station via the Red Line. The community also boasts a strong Walk Score of 87 (out of 100). The Neponset Trail/Quincy RiverWalk, Quincy Shore, Squantum Marshes and Presidents Golf Course are all within two miles of The Abby.
Upon completion, The Abby will consist of three mixed-use buildings and a parking garage, all of which will be connected. In order to maintain the availability of parking spaces for MBTA commuters, construction of the buildings will be conducted in phases.
The first phase will include Buildings A and B as well as the parking garage. The garage is set to be complete in the summer of 2020 and will include 1,314 spaces (852 for MBTA commuters and 462 for residents of The Abby) as well as direct access to the North Quincy Station. Building A, scheduled for completion in spring of 2021, will contain 218 residential units and a 40,000 square foot retail anchor. Building B, scheduled for completion in summer of 2021, will feature 137 residential units, 2,500 square feet of retail and 219 surface parking spaces.
The second phase of construction will include Building C and The Abby’s amenity space. Building C will include 255 residential units, 2,500 square feet of retail space and 130 residential parking spaces. Upon completion, the 15,704 square foot amenity space will include: a mail room, a fitness center with active group fitness and studio areas, a solarium, a club lounge, an entertainment kitchen, billiards, a dog spa, a bike fix-it shop, an outdoor pool deck with grills, an outdoor dog run and two landscaped courtyards.
The community will also include an array of sustainability measures, including substantial improvements to the City’s drainage infrastructure. The new drainage system to be installed on site will greatly improve the drainage of the surrounding neighborhood and improve the flow of water through to the Neponset River. The Abby will also include electric vehicle charging stations and an energy-saving white roof that reflects sunlight. Upon completion, Bozzuto will seek Green Globes certification for the community.
To support its surrounding community, The Abby will make a $4.8 million commitment to the City’s Affordable Housing Trust along with public space improvements to North Quincy High School and streets and sidewalks in the nearby neighborhood.
