Primary Responsibilities:
You will specifically contribute to the property achieving the operational and financial goals by processing rental payments and managing delinquency. This position works closely with the General Manager and the Regional Property Manager of each site, to assist with daily operation activities to include focusing on rental collections, managing, and mitigating resident delinquencies and developing resident retention initiatives. You will work on components of larger projects for property occupancy, decreasing vacancies, increasing revenues and reporting.
As a Multi-Site Resident Accounts Manager your primary responsibility is to oversee the rental collection process and manage and resolve account delinquencies for a portfolio of about 5 properties (approximately 650 units). Specifically, this includes:
- This position will be in-person, on-site, Monday-Friday.
- Prioritizing efficient rental collections, posting rents, employee rent deductions, daily deposits, issuing late notices and non-sufficient funds notifications and small balance letters.
- Bad debt collection processing and reporting.
- Completing Accounting Month End pre-close and closing process.
- Delinquency follow-up and reporting to the regionals and ownership (including operations calls).
- Communicating directly with ownership regarding any resident related accounting matters.
- Completing Notice to Vacate Acknowledgement letters.
- Managing eviction process to include filing legal proceedings in accordance with county codes.
- Supervising resident account ledgers.
- Responding to resident account inquiries in a timely manner.
- Ensuring timely payment of onsite bills via online payments & check deposits
- Processing final billing of all resident accounts at time of move-out.
- Completing BPI (best practices initiative), prelim reports and calls (per property AME schedule).
- Participating in property accounting calls as needed
What You Bring to Us:
- A college degree preferred
- 1-3 years of experience in the Property Management industry, with a proven track record of meeting or exceeding requirements of the job.
- Strong Financial Analysis, Budgeting, P&L Management skills.
- Experience in luxury or market-rate segment is preferred.
- Experience should include some knowledge of industry software systems; preferably Yardi.
- Understanding of Housing and Subsidy Programs (per jurisdiction covered by the role).
